The way you prepare your home before it hits the market can influence buyer interest, the offers you receive, and ultimately your selling price.
 

Selling your home is an exciting milestone. Whether you're moving to a larger home, downsizing, relocating, or simply starting a new chapter, one thing remains the same. You want to present your home in the best possible light and achieve the strongest result the market will allow.

One of the first questions homeowners ask me is:

"What should I do before I put my home on the market?"

It's a great question because preparing your home properly can have a significant impact on buyer interest, the number of showings you receive, the offers you attract, and ultimately your selling price.

The good news is that preparing your home for sale doesn't always mean spending thousands of dollars on renovations.

After helping buyers and sellers throughout Durham Region since 1989, I've learned that buyers usually remember how a home made them feel far longer than they remember individual features. They begin forming opinions within moments of arriving at a property, often before they've even walked through the front door.

Does the home feel bright?

Does it feel spacious?

Does it feel clean and well cared for?

Can they picture themselves living there?

Those emotional reactions often shape the rest of the showing.

Whether I've been preparing a detached family home in Ajax, a growing family home in Whitby or Brooklin, a character home in Oshawa, a newer home in Clarington, a century home in Uxbridge, or an executive property in Pickering, one thing has remained consistent. Every home deserves a preparation strategy that's tailored to the property, the neighbourhood, and today's market.

There isn't a one-size-fits-all formula.

Every home has different strengths. Every neighbourhood attracts different buyers. Every seller has different goals.

That's why I believe successful home sales begin long before the MLS® listing goes live.

They begin with thoughtful preparation, honest advice, and a strategy designed to showcase your home's best features.

I've always believed that successful home sales begin long before a property appears online.

Proper preparation, thoughtful presentation, strategic pricing, and professional marketing all work together to create a positive first impression. When buyers can immediately see themselves living in a home, they're much more likely to develop the emotional connection that often leads to a successful sale.


1. Less Really Is More

One of the very first things I do during a pre-listing walkthrough is help homeowners decide what should stay, what should be packed away, and what should be donated or stored before photographs and showings begin.

For many people, that's the hardest part.

Our homes naturally reflect our lives. Family photographs, collections, children's artwork, books, keepsakes, and furniture all tell our personal story.

The challenge is that buyers are trying to imagine their story.

The more personal items they see, the harder it becomes for them to picture themselves living there.

That doesn't mean your home should feel empty or impersonal.

Instead, the goal is to allow the home itself to become the focus.

Rooms with fewer furnishings generally feel larger. Open countertops make kitchens appear more functional. Organized closets suggest generous storage space. Simple, uncluttered rooms allow buyers to appreciate the home's layout instead of being distracted by what's inside it.

One of the most common comments I hear after a successful showing is:

"The home felt bright, spacious, and exceptionally well cared for."

That's exactly the impression you want to create.

An added benefit is that every box you pack before listing is one less box you'll have to pack after your home sells.

Think of decluttering as getting a head start on your move rather than cleaning for buyers. You're not throwing your memories away. You're simply allowing buyers to imagine creating memories of their own.

Quick Decluttering Checklist

• Clear kitchen and bathroom countertops.

• Pack away family photographs and personal collections.

• Remove excess furniture where appropriate.

• Organize closets, cupboards, and storage areas.

• Store or donate items you no longer use.

• Keep entrances, hallways, and living spaces open and uncluttered.


2. Before Renovating, Make Sure the Investment Makes Sense

One of the biggest misconceptions about selling a home is that every kitchen or bathroom needs to be completely renovated before the property can be listed.

In reality, that's often not the case.

Over the years, I've advised many homeowners not to spend money on renovations because I didn't believe they would receive a worthwhile return on their investment.

Every property is different.

Sometimes fresh paint, improved lighting, updated hardware, and a thorough cleaning are all that's needed.

Other times, replacing worn flooring or making a few targeted improvements can significantly improve buyer appeal.

The key is knowing where to invest and where to save.

That's one of the reasons I recommend arranging a pre-listing walkthrough before beginning any major project.

3. The Kitchen Is More Than a Place to Cook

Ask almost any buyer what room they're most interested in seeing, and the kitchen is usually near the top of the list.

It's where families gather.

It's where conversations happen.

It's often the room where buyers naturally spend the most time during a showing.

I've watched buyers walk into a spotless kitchen and immediately begin talking about where they'd place the coffee maker, whether the island would be large enough for family gatherings, or how they would entertain friends during the holidays.

Those conversations are a wonderful sign.

They've stopped looking at a house.

They're beginning to imagine a home.

Fortunately, buyers don't necessarily expect a brand-new kitchen.

What they do expect is one that feels clean, organized, functional, and well maintained.

Before photographs and every showing, I recommend clearing the countertops, organizing cupboards and pantry shelves, cleaning appliances inside and out, and making sure sinks, faucets, and lighting are spotless.

Small details create confidence.

When buyers see a well-maintained kitchen, they often assume the same level of care has been given to the rest of the home.

Kitchen Checklist

• Countertops clear and uncluttered.

• Appliances cleaned inside and out.

• Pantry and cupboards organized.

• Sink and faucets polished.

• Garbage and recycling emptied before showings.

• Fresh, neutral scent throughout the room.


4. Bathrooms Should Feel Fresh, Bright and Well Maintained

Bathrooms may be among the smallest rooms in a home, but they often leave one of the biggest impressions.

Like kitchens, buyers naturally slow down when they enter a bathroom. They notice the cleanliness of the shower, the condition of the grout, the sparkle of the fixtures, and even how organized the vanity appears.

Fortunately, creating a welcoming bathroom usually doesn't require an expensive renovation.

More often than not, it comes down to cleanliness, presentation, and attention to detail.

Before professional photographs and every showing, remove as many personal items as possible. Store toiletries, medications, and grooming products out of sight. Replace worn towels with fresh, neutral-coloured ones, polish mirrors, and make sure every fixture shines.

If your shower curtain is dated or worn, replacing it is an inexpensive improvement that can freshen the entire room.

When it comes to scent, subtle is always better.

A clean, fresh-smelling bathroom is inviting. Strong perfumes or heavily scented candles can sometimes make buyers wonder what you're trying to hide.

From My Experience...

One of the easiest ways to build buyer confidence is by demonstrating that your home has been well cared for.

A dripping faucet, stained grout, cloudy shower glass, or worn caulking may seem insignificant on its own. Together, however, they can leave buyers wondering whether larger maintenance items have also been overlooked.

Small details often influence big decisions.

• Mirrors polished.

• Tub and shower spotless.

• Fresh towels neatly displayed.

• Toiletries stored away.

• Fixtures working properly.

• Clean, subtle scent.


5. Help Buyers Picture Their Life, Not Yours

Every room in your home tells a story.

The question is, whose story is it telling?

When buyers walk through your home, they should immediately understand how each room can be used while still having enough space to imagine making it their own.

One of the simplest ways to accomplish that is by creating a sense of openness.

I've often visited homes where removing a single oversized chair, bookcase, or cabinet completely changed the feel of a room.

The room didn't become larger.

It simply felt larger.

Natural light also has a tremendous impact.

Before every showing, open curtains and blinds whenever privacy allows. Bright rooms feel more inviting, photograph better, and help buyers appreciate the home's features.

Bedrooms deserve special attention.

They should feel calm, comfortable, and relaxing. Make every bed, clear unnecessary items from dressers and nightstands, and organize closets. Buyers frequently look inside closets because they're trying to determine whether the home offers enough storage for their family's needs.

Why It Matters

Buyers don't usually remember the exact dimensions of a bedroom.

They remember whether it felt bright, spacious, and comfortable.

Creating that emotional impression is often more important than adding another piece of furniture or decorative accessory.


6. Your First Showing Begins at the Curb

Long before buyers step through the front door, they're already forming opinions about your home.

I've accompanied buyers to hundreds of showings over the years, and it's remarkable how quickly those first impressions develop.

A neatly maintained front yard immediately suggests that the property has been cared for.

An overgrown lawn, scattered toys, overflowing recycling bins, or peeling paint can unintentionally create doubt before buyers even enter the home.

The encouraging news is that improving curb appeal doesn't have to be expensive.

Simple maintenance often delivers the greatest return.

Before listing your home, I recommend:

  • Mowing and edging the lawn.
  • Trimming shrubs and hedges.
  • Weeding flower beds.
  • Cleaning the front porch and front door.
  • Replacing burned-out exterior light bulbs.
  • Putting away hoses, tools, bicycles, and children's toys.
  • Cleaning outdoor furniture if it's visible during showings.

These relatively inexpensive improvements can dramatically improve your home's first impression.

Brian's Tip

Leave your home for a few hours, then return as though you're seeing it for the very first time.

Park across the street.

Walk slowly toward the front door.

Ask yourself one simple question:

"Would I be excited to see what's inside?"

If the answer isn't an immediate yes, look for small improvements that could strengthen that first impression.

It's often the smallest details that leave the biggest impression.

After showing homes throughout Durham Region for many years, I've noticed buyers often comment on things homeowners no longer see because they've become part of everyday life.

Dirty windows.

Fingerprints on light switches.

Dust on baseboards.
