The January 2026 housing market statistics for Durham Region are now available, and they offer a clear picture of how the market is starting the year.
The pace is slower than the peak years, but the data shows a market that is active, more balanced, and driven by strategy rather than urgency. Buyers have more choice, sellers need to be more precise, and local conditions matter more than ever.
Durham Region is not a single market, conditions vary by town
Most municipalities are buyer-leaning or balanced
No town / city is currently in a seller’s market
Homes are still selling, but pricing and preparation are critical
Sales-to-New-Listings Ratio (SNLR) clearly shows who has the advantage
(SNLR measures how many homes sold compared to how many new listings came to market.)
Buyer’s Market: SNLR below 40%
Balanced Market: SNLR between 40%–60%
Seller’s Market: SNLR above 60%

Oshawa remains one of the most active markets in Durham Region. Its relative affordability continues to attract first-time buyers and investors, keeping demand consistent.

SNLR: 39.62%
Clarington sits just under balanced conditions. The market has slowed seasonally, which is typical, and buyers are cautious but active when value is clear.
